Rates as of 29 October 2026. The starting rate is the floor the lender prints. Where a page says “onwards” and prints no ceiling, the top of the range is left blank.
Rates change. Confirm the figure with the bank, post office or lender before you book a deposit or borrow.
Starting rate and range
Sorted by starting rate, low to high. A lender that prints “onwards” and no ceiling stays at the end when you sort by the top of the range.

- Card date
- As published on the rate table on 29 October 2026
- Salaried and self-employed. CIBIL 751 and above: repo plus 2.50% to 3.35%, which the page writes as 8.00% to 8.85%. CIBIL 750 and below, or no credit history: repo plus 2.70% to 3.60%, written as 8.20% to 9.10%.
- The range covers Super Saver, QuikPay, Shubh Aarambh, Fast Forward, plot loans, banking surrogate, plot equity, and variants other than vanilla. Rates still vary by profile.
- ASHA home loans are higher: salaried 10.00% to 12.25%, self-employed 10.15% to 12.25%. A fixed home loan is 14.00% p.a. Those are not folded into the range above.
- A question lower on the same page still talks about a repo rate of 5.25%. The rate table’s arithmetic matches a repo rate of 5.50%. This page uses the rate table.
HDFC Bank
8.00%starting
- Published range
- 8.00% to 13.45%
- Benchmark
- Policy repo rate 5.50% plus 2.50 to 7.95 percentage points
- Card date
- As published on the lender page on 29 October 2026
- The rate slab for all loans, salaried and self-employed, is policy repo rate plus 2.50% to 7.95%, which the page writes as 8% to 13.45%. The page says the current repo rate is 5.50%.
- A floating adjustable-rate home loan is linked to HDFC Bank’s external benchmark, the policy repo rate.
- The page headline also says starting at 7.20% with an asterisk, and another line says starting from 8% with an asterisk. This table uses the printed slab of 8.00% to 13.45%, not the 7.20% headline.
A home loan rate on this page is the starting rate, and the range, that the lender prints for a standard home loan. It is a card rate. The rate in your sanction letter can sit anywhere in the range, or on a different product the lender sells beside it.
“Onwards” means the lender has printed a floor and has not printed a ceiling on that page. State Bank of India prints 7.50% a year onwards from 15 October 2026. Kotak prints 7.60% a year onwards. Where a ceiling is printed, the table shows it. HDFC Bank’s slab is 8.00% to 13.45%. Bank of Baroda’s standard non-staff home loan is 7.40% to 9.15%. Axis Bank’s table runs from 8.00% to 9.10%, and the better CIBIL band is 8.00% to 8.85%.
The benchmark
Most new floating-rate home loans are tied to an external benchmark. The benchmark these lenders use is the RBI policy repo rate, or a repo-linked rate the bank builds from it. The repo rate is 5.50%, from 7 October 2026. The RBI policy rates page has the rest of the policy card.
HDFC Bank writes the slab as the policy repo rate plus 2.50 to 7.95 percentage points, and it says the current repo rate is 5.50%. Axis Bank writes repo plus 2.50% to 3.60% on its main table. Kotak says floating rates are linked to the repo rate, which it prints as 5.50%. Bank of Baroda uses its Baroda Repo Linked Lending Rate, BRLLR, at 8.15% from 8 October 2026. That is the repo rate of 5.50% plus a markup of 2.65%. The home-loan spread is BRLLR minus 0.75% to BRLLR plus 1.00%.
SBI says home loans are priced off its external benchmark, which moves with the repo rate. The page we checked does not print the spread, so this table does not invent one.
Your rate is the benchmark plus a spread. The spread is the part that depends on you. A higher CIBIL score, a salaried job, a lower loan compared with the property value, and a clean repayment record can move you toward the bottom of the range. Self-employed income, a thin credit file, or a loan that is large for the property can move you up. Axis prints that split openly: 751 and above is a tighter band than 750 and below.
EMI, tax and prepaying
The EMI is the monthly payment. Run your numbers in the EMI calculator. The guide on how a home loan EMI is calculated shows the formula.
A floating-rate loan to an individual, for a purpose other than business, sanctioned or renewed on or after 1 January 2026, cannot carry a prepayment charge. That covers part payment and full payment, from any source, with no lock-in. The rule is the RBI Pre-payment Charges on Loans Directions, 2025. A fixed-rate loan can still carry a charge if the sanction letter disclosed it. A dual-rate loan follows the rate in force on the day you prepay. The prepay versus invest calculator is the place to compare a prepayment with keeping the money invested. Home loan tax is a separate question from the interest rate.
What this page leaves out
HDFC Bank’s headline also says starting at 7.20% with an asterisk. The slab on the same page, for loans linked to the policy repo rate, is 8.00% to 13.45%. This table uses the slab.
Axis Bank’s ASHA loans and its fixed rate of 14% a year are on the same page and are kept in the notes, because they are different products. A question further down the Axis page still describes the repo rate as 5.25%. The rate table’s sums match a repo rate of 5.50%, which is the RBI rate. This page follows the rate table.
Bank of Baroda publishes several home products. The row here is the standard non-staff Baroda Home Loan. Other products on that page start higher.
The figures were checked on 29 October 2026. A sanction letter can name a spread this card does not. Ask the lender to write the benchmark, the spread, and the date the rate resets. Confirm those three before you sign.
Questions
Is the starting rate the rate I will get?
The starting rate is the bottom of the published card. Your rate depends on credit score, income, the loan size and the product. Read the range, then ask the lender which cell you fall in. The sanction letter is the rate that applies to you.
What is a repo-linked home loan rate?
The lender sets a spread over an external benchmark. For these cards the benchmark is the RBI repo rate, today 5.50%, or a bank rate built from it, such as Bank of Baroda’s BRLLR. When the repo rate changes, the benchmark can change. Your EMI changes when the lender applies that move. Banks do not all do it on the same day.
Why does SBI not show a maximum rate?
SBI’s page prints 7.50% a year onwards from 15 October 2026. It does not print a ceiling. This table leaves the ceiling blank rather than fill one in.
Can the bank charge me for closing a floating-rate home loan early?
For a floating-rate loan to an individual, for a non-business purpose, sanctioned or renewed on or after 1 January 2026, the lender cannot levy a prepayment charge. Part or full payment counts, from any source, with no lock-in. A fixed-rate loan can still carry a disclosed charge. Read the sanction letter.
How do I compare two offers?
Compare the benchmark, the spread, and whether the rate is floating or fixed. A lower starting rate on a different product, or on a fixed rate that jumps later, is a different contract. Put the EMI into the calculator with the rate in the offer, and include the processing fee the lender writes down.
